Getting to the salesperson exam
O.C.G.A. 43-40-8(b) sets three entry requirements for a salesperson: at least 18 years old, high school graduation or the equivalent, and a 75 instructional hour salesperson's course.
The surrounding numbers are all real numbers from elsewhere, which is why they work as distractors:
- 21 is the minimum age for a broker or associate broker, not a salesperson.
- 60 hours is the broker's prelicense course.
- 25 hours is the community association manager course, and also the post-license course a new salesperson must finish in the first year. Neither qualifies anyone to sit for the salesperson exam.
Broker experience: 3 of the 5
O.C.G.A. 43-40-8(c) requires a broker applicant to have held a license in active status for at least 3 of the 5 years immediately preceding application. Total years licensed is not the test, and paying renewal fees while inactive keeps the license alive without converting that time into experience.
Worked example: a salesperson licensed January 2021 goes inactive from January 2023 to January 2025 and applies in June 2026. The look-back window is June 2021 to June 2026. Active time is June 2021 to January 2023, about 1.5 years, plus January 2025 to June 2026, about 1.4 years. Total ≈ 2.9 years, short of 3, so the application fails.
The application window after passing
Rule 520-1-.04(5)(a) requires application within three months of the examination, or payment of a fee equal to two times the original application fee. The license fee is $170.
- Apply within three months: $170.
- Apply after three months but within twelve: 2 × $170 = $340.
- Apply after twelve months: no fee cures it; retake the examination.
Pass on March 1 and apply August 1 — five months later — and you pay $340. The $175 figure is the PSI examination fee, a separate charge that is not the license fee.
