Exam Structure
- •Administrator: PSI Services LLC under contract to the Georgia Real Estate Commission (GREC). Governing document: "Georgia Real Estate Commission Candidate Information Bulletin", PSI Services LLC, edition dated 7/1/2026 (Copyright 2026), https://test-takers.psiexams.com/api/content/bulletin/4672 (identical copy at /bulletin/4678).
- •Total scored questions: 152 — National portion 100 scored questions + Georgia Salesperson Supplement portion 52 scored questions (16 + 21 + 15). National and Georgia questions are intermixed in one sitting; the candidate cannot tell which portion a question belongs to.
- •Unscored items: in addition to the scored questions, "a small number of one to ten experimental items, generally approximately 10% of the number of questions, may be administered"; they are not scored but DO count against exam time (PSI bulletin 7/1/2026, "Experimental Questions"). The 2013 AMP handbook stated the national portion "may include five questions that are being pretested".
- •Time allowed: 4 hours (240 minutes) for the combined National + Georgia salesperson exam. (Georgia state-only supplement for Florida reciprocity candidates: 2 hours.) A computer tutorial of up to 15 minutes precedes the exam and does not count toward exam time.
- •Format: computer-based test (CBT) at a PSI test centre (Duluth/Atlanta NE, Marietta/Atlanta NW, Decatur, Fayetteville, Macon, Savannah); multiple choice, four options, one correct answer; one question on screen at a time; candidates may go back and change answers until time expires; time remaining shown on screen. Score displayed on screen immediately at the end and a score report is emailed; failing reports include a diagnostic report by content area.
- •Cognitive levels tested (recall, application, analysis) per the AMP/PSI Georgia handbook lineage.
Knowledge Areas — National Portion
- •Source: PSI National Portion Content Outline (Real Estate Principles and Practices), Salesperson weights, as printed in the PSI Georgia bulletin dated 7/1/2026. PSI publishes salesperson weights as percentages; with 100 scored national items the percentage equals the question count. (This outline is PSI's national outline implemented 1 October 2023; the earlier AMP-era outline had 7 topics — see Verification Notes.)
- •Property Ownership: 10 questions (10%) — subtopics: real vs personal property and conveyances; land characteristics and legal descriptions (metes and bounds, lot and block, government/rectangular survey, measuring structures, land measurement); encumbrances (liens, easements/rights of way/licenses, encroachments, probate/leases/adverse possession, subsurface/air/water rights); types of ownership (severalty, tenants in common, joint tenancy, timeshares/condominiums/co-ops, trusts and estates, business entities, life estates).
- •Land Use Controls: 5 questions (5%) — subtopics: government rights in land (property taxes and special assessments; eminent domain, condemnation, escheat); government controls on land use; private controls (deed conditions/restrictions, subdivision CC&Rs, condominium/owners' association rules and bylaws).
- •Valuation: 8 questions (8%) — subtopics: appraisals (purpose, when a licensed/certified appraiser is required and unauthorized appraisal practice, steps in appraisal process); estimating value (economic principles and property characteristics, sales/market comparison, cost approach, income approach); Comparative Market Analysis (CMA/BPO, AVM vs appraisal vs CMA).
- •Financing: 10 questions (10%) — subtopics: basic concepts and terminology (points, LTV, PMI, interest, PITI; underwriting: debt ratios, credit; mortgage/deed of trust clauses; promissory note elements); types of loans (conventional, amortized/partially amortized/balloon/interest-only, ARM, FHA, VA, USDA/Rural Development, owner financing/land contract, reverse mortgage, home equity/HELOC, construction, rehab, bridge); financing and lending laws (RESPA incl. kickbacks, TILA/Regulation Z incl. advertising, TRID requirements and time frames, ECOA, lending process application to closing, risky loan features).
- •Contracts: 19 questions (19%) — subtopics: general contract law (principles, elements of a valid contract, Statute of Frauds, offer and acceptance, enforceability, void/voidable/unenforceable, bilateral/unilateral, options, notice/delivery/acceptance/execution, electronic signatures, rights and obligations, remedies for breach, termination/rescission/cancellation); purchase and lease contracts (addenda and amendments, purchase agreements, contingencies, leases and rental agreements, lease-purchase, types of leases); proper handling of multiple offers and counteroffers.
- •Agency: 13 questions (13%) — subtopics: agency and non-agency relationships (how established, listing contract types, buyer brokerage/tenant representation, transaction brokers and facilitators, powers of attorney, termination of agency); agent duties (fiduciary duties; duties to customers/non-clients, honesty and good faith); agency disclosures (disclosure of representation; conflicts of interest/self-interest).
- •Property Disclosures: 7 questions (7%) — subtopics: property condition (seller disclosure requirements, conditions warranting inspection or survey, red flags on land use controls); environmental and government disclosures; disclosure of material facts and material defects.
- •Property Management: 3 questions (3%) — subtopics: duties and responsibilities (procuring and qualifying tenants; fair housing and ADA compliance in property management; market analysis to set rents); landlord and tenant rights and obligations. (Maintenance/risk management, trust-fund handling and management-contract provisions are Broker-only items.)
- •Transfer of Title: 6 questions (6%) — subtopics: types of deeds; title insurance and searches (policies, title problems and resolutions, marketable vs insurable title); closing process (when transfer is effective, recordation, settlement procedures and parties, home and new-construction warranties); special processes (foreclosed properties, short sales, probate transactions).
- •Practice of Real Estate: 12 questions (12%) — subtopics: antidiscrimination (Federal Fair Housing Act principles and exemptions, protected classes, gender identity and sexual orientation protections, prohibited conduct: redlining, blockbusting, steering, disparate treatment; fair housing advertising; ADA accessibility and reasonable accommodation); legislation and regulations (employee vs independent contractor status, antitrust violations and penalties, Do-Not-Call compliance, social media/internet advertising); duties and responsibilities (confidential information, handling funds of others, due diligence). (Supervisory responsibilities are Broker-only.)
- •Real Estate Calculations: 7 questions (7%) — subtopics: transaction calculations (seller's net proceeds, buyer funds needed at closing, property tax and other prorations, transfer fees, PITI payment estimate given rate and term); general concepts (equity, rate of return/capitalization rate, loan-to-value ratio, discount points and loan origination fees).
- •Sum check: 10+5+8+10+19+13+7+3+6+12+7 = 100.
Knowledge Areas — Georgia Portion

- •State Laws and Rules: 16 questions (30.8% of the Georgia portion) — subtopics: Unfair Practices (O.C.G.A. 43-40-25); Substantive Regulations (GREC Rules Chapter 520-1); Qualifications and Fees; Fair Housing Laws; Real Estate Education, Research and Recovery Fund; Investigation and Hearing Process; Commission Organization and Procedures; Required Licensure.
- •Real Estate Practice in Georgia: 21 questions (40.4%) — subtopics: Real Estate Practice; Sales Contracts; Listings and Agency (Georgia BRRETA — Brokerage Relationships in Real Estate Transactions Act); Property Management; Community Association Management.
- •Finance and Closing: 15 questions (28.8%) — subtopics: Finance; Closing Procedures.
- •Sum check: 16+21+15 = 52.
Passing And Retakes
- •Scoring is by portion: the score report / Certification of Accuracy shows a National subtotal (out of 100), a Georgia subtotal (out of 52) and an overall total (out of 152) with a PASS/FAIL result (PSI bulletin 7/1/2026, sample Certification of Accuracy Statement).
- •Required score: 75% correct on each portion — 75 of 100 on the National portion and 39 of 52 on the Georgia portion. The 7/1/2026 PSI bulletin does not print the numeric cut score; GREC Rule 520-1-.04(3)(a) requires that "the minimum passing score shall be published prior to the administration of the examination" and that it be set by "psychometrically sound criterion-related methods" (Angoff method per the 2013 handbook). The 75% / 75-and-39 figures are consistently reported by 2025–2026 secondary sources (Colibri, 360training, EstatePass, US Realty Training, VanEd, Aceable). One 2026 secondary source (passd.io) instead describes a scaled score of 72 "functionally equivalent to roughly 75% raw"; no primary source supports a scaled 72, so 75% per portion is treated as current.
- •Portions are passed and retained separately: the bulletin's table of contents lists "Re-taking a Failed Portion"; a candidate who fails one portion retakes only that portion (360training, Dec 2025, consistent with the per-portion subtotals on the score report). Veteran's preference points (5 or 10 points under Rule 520-1-.04(3)) may be added to a failing score on application within 60 days with DD-214.
- •Retakes: no limit on attempts and no mandatory waiting period; a new appointment cannot be booked on the same day as the failed attempt (e.g. fail Wednesday, call Thursday, retest as early as Friday subject to seat availability). Full exam fee ($175) is paid for every attempt; fees are non-refundable and non-transferable and are forfeited if the candidate does not test within 1 year of PSI receiving the fee.
- •Exam validity: a passing result is valid for 12 months; anyone who fails to apply for the license within 12 months of the exam date must retake the exam (PSI bulletin; GREC Rule 520-1-.04(5)(a); grec.state.ga.us).
Registration And Cost
- •Exam fee: $175 per attempt (Salesperson, Broker and CAM), payable to PSI by credit card (VISA, MasterCard, American Express, Discover), cashier's check or money order. Confirmed by PSI bulletin 7/1/2026 ("Salesperson, Broker and CAM Examination Fee $175") and grec.state.ga.us ("The examination fee is $175.00"). Older figures still circulating on third-party sites — $115 (AMP, Feb 2013), $119 and $121 (PSI, roughly 2019–2025) — are superseded.
- •Eligibility to register: (1) completion of the 75-hour Salesperson's Prelicense Course at a GREC-approved school (the school transmits completion to PSI), OR (2) 10 quarter / 6 semester hours of qualifying real-estate, or real property/agency/contract law, courses at an accredited U.S./Canadian college, university or law school (official transcript uploaded, "Alternate Route" application reviewed by PSI), OR (3) at least 75 hours of prelicense course work approved by another U.S. state or Canadian province (proof uploaded, Alternate Route).
- •Process: create an account at https://test-takers.psiexams.com/gare (name must exactly match government ID); select "Georgia Real Estate" tests; choose the Salesperson exam (or submit the Alternate Route application and wait for approval email); pick a test centre by city/postal code, date and time; pay. Telephone scheduling: (888) 818-5834, Mon–Fri 8:00 am–10:00 pm and Sat–Sun 8:30 am–6:00 pm ET (credit card required).
- •Cancellation/reschedule without forfeiting the fee requires notice at least 2 days before the appointment (online or by phone; voicemail not accepted). No-show, late arrival, late cancellation or missing ID forfeits the fee.
- •ADA accommodations available on request; site closures for emergencies are rescheduled by PSI.
- •Total cash outlay to licensure (excluding school tuition): $175 exam + $170 license fee (or $340 if applying more than 3 months after the exam) + GCIC report fee (set by the local law-enforcement agency) + optional $15 duplicate Certification of Accuracy + $25 declined-card handling fee.
At The Test Centre
- •Arrive 30 minutes early for check-in; late arrivals may be refused and forfeit the fee.
- •One valid, unexpired, signed photo ID matching the registration name: state driver's licence or ID card, US passport, US military ID, US Alien Registration Card, foreign passport or foreign government ID.
- •Calculator: an on-screen calculator is provided; hand-held calculators are prohibited.
- •Reference material: none allowed — "Reference materials of any kind" are prohibited. Scratch paper and a pencil may be provided and must be returned at check-out.
- •Prohibited: all electronic devices (phones, smart/electronic watches, earbuds, tablets, recording devices, etc.), hats/headgear (except religious), bulky or loose outerwear, bags, food, drink, gum, notes, writing instruments, wallets/purses; items must go in secure storage or the car. Pockets may be emptied and sleeves/pant legs, eyeglasses and jewellery inspected.
- •No companions may wait in the centre or on the property. Restroom breaks only with proctor permission and with no extra time. Candidates may leave comments on questions via the on-screen Comments link (the only form of exam review).
- •Licence issuance at the test centre: PSI issues the salesperson licence (active or inactive) at its Georgia test centres Mon–Fri 9:00 am–12:00 pm and 2:00 pm–4:45 pm, from 24 hours after passing (same-day licensing no longer available) up to 12 months after the exam.
Pass Rates
- •Neither GREC nor PSI publishes official Georgia salesperson pass-rate statistics, and GREC does not publish per-school pass rates (confirmed by absence on grec.state.ga.us and in the PSI bulletin; stated explicitly by Realty License Hub and Smart Agent Alliance, 2026).
- •Third-party estimates only, unverifiable against primary data: "state average first-time pass rate approximately 50%" (Fortune Academy; EstatePass, which attributes it to GREC without citation); "usually between 60% and 70%" (US Realty Training, updated Aug 12, 2026); "58–63%" first-attempt (search-result summary, 2026). Treat as indicative that roughly half of first-time candidates fail.
Licensure Path In Georgia
- •Statute: O.C.G.A. Title 43, Chapter 40 (Real Estate Brokers and Salespersons), esp. § 43-40-8 (qualifications; 75 hours; exam; 25-hour post-license) and § 43-40-15 (criminal history/grounds for denial). Rules: GREC Chapter 520-1 (Licensure and Brokerage; Rule 520-1-.04 Obtaining a License, 520-1-.05 Maintaining a License) and Chapter 520-2 (course standards; Rule 520-2-.04 course hours and content).
- •Salesperson eligibility: at least 18 years old; high school graduate or equivalency certificate; Georgia resident (non-resident licensure available under 520-1-.04(3)(g) and reciprocity); lawful-presence affidavit (notarised) required; criminal history reviewed under § 43-40-15 — a Background Clearance Application (GREC/GREAB form 10-2020, included in the PSI bulletin) is required for anything other than "NO RECORD" and is reviewed by the GREC Investigations Section (allow extra time).
- •Step 1 — Prelicense education: 75-hour Salesperson Prelicense Course at a GREC-approved school (Rule 520-2-.04: "minimum of seventy-five instructional hours", 16 required content areas, must conclude with a school-administered final exam with at least five questions on each of 14 content areas). Alternatives: 10 quarter/6 semester hours of qualifying college or law-school courses, or a 75-hour course approved by another jurisdiction.
- •Step 2 — GCIC criminal history report: obtain a certified Georgia Crime Information Center (GBI) report from a Georgia sheriff's office or police station, dated no more than 60 days before applying for the licence; non-residents supply the equivalent report from their home state. The report is brought to the PSI test centre, not to GREC.
- •Step 3 — Exam: register with PSI, pay $175, pass both portions (see above).
- •Step 4 — Apply for the licence at a PSI test centre (from 24 hours after passing): present photo ID, the unsigned Certification of Accuracy Statement, the GCIC report, the signed and notarised Lawful Presence Affidavit, a Sponsoring Broker Statement signed by the broker (for an active licence; not needed for inactive), and the $170 licence fee (cashier's check/money order to GREC, or credit/debit card; no cash or personal checks). Deadlines (Rule 520-1-.04(5)(a); GREC FAQ): apply within 3 months of the exam date at the $170 fee; between 3 and 12 months the fee doubles to $340; after 12 months the exam must be retaken. The $170 covers licensure through the last day of the licensee's birth month in the fourth calendar year after issuance.
- •Step 5 — Post-license education: 25-hour Salesperson Postlicense Course within the first year of licensure (§ 43-40-8; Rule 520-1-.05; Rule 520-2-.04 "minimum of twenty-five instructional hours"); failure causes the licence to lapse (a six-month extension is available in limited circumstances under 520-1-.05).
- •Ongoing: 36 hours of GREC-approved continuing education per 4-year renewal period, including at least 3 hours on License Law, for licensees numbered above 100,000; renewal by the last day of the birth month every four years (online renewal $100; paper $125 per Rule 520-1-.04(1)). Licensees may not practise until the sponsoring broker receives the wall certificate and pocket card.
- •Broker path: at least 21 years old; hold an active salesperson (or associate broker) licence for at least 3 of the 5 years immediately preceding application; complete the 60-hour Broker's Prelicense Course (or 15 quarter/9 semester hours of qualifying college/law courses, or a 60-hour out-of-state broker course); pass the PSI Broker exam ($175: National Broker portion incl. scenario-based best-answer items, plus Georgia Broker Supplement of 48 items — State Laws and Rules 31, Management 12, Closing and Calculations 5); apply within 12 months of the exam; $170 licence fee; brokers need 36 CE hours plus 18 additional broker-specific hours per renewal. Community Association Managers (25-hour CAM course, 48-question CAM exam) who want a broker licence must additionally complete the 75-hour salesperson course or 10 extra quarter hours.
- •Reciprocity: holders of a current licence obtained by examination in another state may apply to GREC for licensure without examination (Rule 520-1-.04(3)(g), certification less than 12 months old); Florida licensees must instead pass the 52-question Georgia Salesperson Supplement exam (2 hours).
Recommended Preparation
- •Study to the PSI 7/1/2026 outline weights: Contracts (19), Agency (13), Practice of Real Estate/fair housing (12), Property Ownership (10) and Financing (10) together are 64 of the 100 national items; Real Estate Calculations (7) plus the maths embedded in Financing, Valuation and Transfer of Title reward fluency with prorations, LTV, points, cap rates and net-sheet arithmetic using only the on-screen calculator.
- •For the Georgia portion, master O.C.G.A. 43-40 (especially 43-40-25 unfair practices, 43-40-8 qualifications and post-license rules, 43-40-15 criminal history, 43-40-20/22 trust accounts and the Education, Research and Recovery Fund), GREC Rules 520-1 (fees, deadlines, advertising, trust accounts, management agreements) and BRRETA (O.C.G.A. 10-6A: brokerage relationships, disclosure duties, designated agency, dual agency, transaction brokerage), plus Georgia-specific contract forms, closing customs (attorney-conducted closings, transfer tax, intangible tax) and community association management basics.
- •Use the PSI-listed references (e.g. Modern Real Estate Practice 21st ed., Mastering Real Estate Math 9th ed., Principles of Real Estate Practice 6th ed.) and PSI's own Georgia practice exams at test-takers.psiexams.com/gare (paid, unlimited attempts).
- •Simulate the real format: 152 mixed national/state items plus up to ~15 unscored experimental items in 4 hours (about 1.5 minutes per question), four-option multiple choice, no reference materials, review-and-change allowed.
- •Aim for a comfortable margin above 75% on each portion separately; a strong national score cannot offset a weak Georgia score.
- •Complete the GCIC report only once the exam date is fixed (60-day validity), have the Sponsoring Broker Statement ready if an active licence is wanted, and license within 3 months of passing to avoid the doubled $340 fee.
